TM Architects acted as executive architects for One Housing Group on the construction stage of a residential-led development in Tottenham. The project has a complex history and TMA were originally appointed to audit the partially-completed construction work, carried out by another developer. This resulted in a series of recommendations in relation to compliance with planning, technical and design improvements. We also made a series of proposals for design amendments, working within the constraints of the original planning permission as far as possible, to maximise value. Improvements included upgrade of the thermal envelope, re-design of entrance areas, improved flat layouts and inclusion of en suites where possible, reconstruction of the outer leaf to achieve a high-quality brick and render finish.
TMA were then appointed to complete the project under Construction Management, including submitting a material amendments planning application for the improvements. This flexible and collaborative procurement route offered significant advantages for our client in terms of design flexibility and cost-effective quality control – particularly suited to the delivery of such a complex project.
The development provided 42 new flats, ranging from 1-4 beds, in a mix of Shared Ownership and Private Sale. There is a shared landscaped courtyard with resident parking and a small commercial unit fronting the High Road at ground floor level.
